Serneke is one of Sweden’s fastest growing construction and project development groups, with a comprehensive offering in construction, civil engineering, project development and property management. Since the Group commenced operations in 2002, it has developed from a local contractor into a dynamic and fast-growing contracting and project development group.
Between 2002 and 2015, Serneke’s income grew from SEK 14 million to SEK 3.1 billion, with an average annual growth rate of 51.5 percent. For the 2015 financial year, Serneke reported an operating profit of SEK 128 million, corresponding to an operating margin of 4.1 percent. On September 30, 2016, Serneke’s order backlog amounted to SEK 6,629 million.
Operations are focused on the three metropolitan areas of Gothenburg (Region West), Stockholm (Region East) and Malmö (Region South). Serneke is headquartered in Gothenburg and has offices in Stockholm, Malmö, Helsingborg, Borås, Halmstad, Strömstad, Trollhättan, Varberg and Alingsås. The Group’s principal customers include municipalities, property companies, and industrial and trading companies, as well companies owned by local and central government authorities. In the autumn of 2016 we were more than 800 employees.
Business Area Construction
Through Business Area Construction, Serneke provides comprehensive services in the construction industry, ranging from large construction contracts to smaller maintenance and repair projects, although the company primarily focuses on large, complex projects. This includes construction of housing, commercial and public premises, including offices, hospitals, shopping centers, schools and industrial facilities.
Business Area Civil Engineering
Within Business Area Civil Engineering, Serneke performs groundwork and constructs and installs foundations, infrastructure, wiring and cabling, power plants, port facilities and concrete works. Civil Engineering works with both the Group as its client and directly with external customers. Through various types of partnerships, we are able to compete for the largest civil engineering projects.
Business Area Project Development
Business Area Project Development is responsible for Serneke’s acquisition, development and sale of developable land and development rights, primarily for housing, offices and retail space. In coordination with Business Area Construction and Business Area Civil Engineering, Serneke can derive considerable benefit from its knowledge on construction and develop the value of the project portfolio.
Business Area Property Management
Business Area Property Management develops and manages Serneke’s properties for long-term capital appreciation. In close collaboration with Business Area Project Development properties with favorable potential for refinement are acquired and developed. Property sales are determined based on market conditions and our assessment of the development potential. Properties are managed through wholly owned companies or in collaboration with other partners through associates.
